Frequently Asked Questions

Will FLOW Townhomes have a view of the river and Columbia Skyline?

Yes! All 24 units face the river and the city skyline. Some units have water and city views, while others may only have skyline views.

What about property taxes?

You are in Lexington County so your taxes are much lower than other areas of Columbia.

What are HOA Dues?

MJS Property Management will handle the FLOW HOA…approx. $300.00 per month which includes most expenses, gates, landscape, pool, roof and exterior maintenance. As a homeowner at FLOW, you will mainly need interior or content coverage.

What about Columbia Farms aka The Chicken Plant?

Columbia Farms will not be leaving anytime soon. However, the plant is no different than any other industrial plant in urban areas. They are corporate friendly to the community.

Is there a smell from the Columbia Farms plant?

The plant itself does not generate any bad smell other than your basic industrial smells. If there is any smell at all, it occasionally comes from their trucks when being staged in a nearby lot. This is being addressed along with a new street scape project by the City of West Columbia which began in November by the Jarvis Klapman Bridge.

What is separating FLOW from the Water Plant and Columbia Farms?

FLOW Townhomes are not next door to Columbia Farms. Once inside your home, you will never see Columbia Farms. FLOW is to the left of the Bridgepointe Condominiums and to the right of the City of West Columbia’s Water Plant. Columbia Farms is over 200 yards from Bridgepointe and FLOW. That is the distance of over 2 football fields.

What is the plan with street landscaping and FLOW landscaping?

The City Of West Columbia has started their federal funding street scape plan which includes beautification by the Jarvis Klapman Bridge, next to Columbia Farms. Large trees will be planted down Sunset Blvd past FLOW and running in front of the City Water Plant. This will help block views of Columbia Farms and soften up the community. FLOW will berm up the left side of the neighborhood and plant large trees all down the left hand side next to the water plant. FLOW will also be gated and appropriately lit cre-ating a serene and safe oasis for living.

Is the area safe?

The area is very safe! Ask anyone who lives in nearby Bridgepointe or Congaree Park. The City of West Columbia takes pride in a safe and clean area. Nearby restaurants Al’s Upstairs, Terra, and Cafe Strudel have thrived because of the location, lower taxes, and safety.

What is coming to the area?

FLOW is just the beginning. NAI Avant has the new listing on prime 4 acres just over one block and across meeting street from FLOW. Plans for new shops, restaurants, and office space are in the works. New renovations on State Street were just finished opposite end of Terra and at the corner of State and Center streets. Riggs Advertising moved over from the Vista, West End Furniture Design and the Novinger Building are also new and completed projects. Now is the time!
